WATER DAMAGE & RESTORATION

Mould Remediation

Mould is a moisture problem before it is a cleaning problem. Where mould (commonly spelled mold) has developed after a plumbing leak, hidden moisture or an undried water loss, Express Plumbing can correct the moisture source and carry out the remediation the affected area requires.

The affected area must be assessed before the scope of restoration work can be confirmed. No guessed restoration prices over the phone.

Moisture first, mould second

Cleaning visible mould without correcting the water source is temporary. A dripping supply line, a slow drain leak, a leaking water heater or an undried basement flood will keep the material damp, and growth returns. Finding and correcting the moisture source is the first step of remediation.

Where mould commonly appears

  • Basements after flooding or long-term dampness
  • Under sinks and vanities with slow supply or drain leaks
  • Behind and beneath toilets with failed seals
  • Wall cavities on the path of a hidden pipe leak
  • Ceilings below a bathroom or a failed water heater
  • Around and behind water heaters and laundry connections

Remediation scope

  • Identify and correct the plumbing or moisture source
  • Assess the extent of affected materials
  • Remove mould-damaged porous materials where required, including drywall and insulation
  • Clean affected surfaces appropriately
  • Dry and dehumidify so conditions do not support regrowth

Commercial and basement mould

Basement mould remediation and commercial mould remediation follow the same principle: correct the moisture, remove what cannot be cleaned, dry the space. Occupied commercial spaces additionally require coordination with management for access and containment.

Scope and pricing

The affected area must be assessed before the scope of restoration work can be confirmed. A technician inspects the water source, the extent of the moisture and the affected materials, then explains what the recovery actually requires.

Mould Remediation questions

Is mould after water damage inevitable?

No. Mould needs moisture over time, so water losses that are extracted and dried promptly are far less likely to develop growth than ones left to dry on their own.

Do you spell it mould or mold?

We use the Canadian spelling mould. It is the same thing people search for as mold, and both refer to the same growth.

Can the mould just be cleaned off?

Surface cleaning without correcting the moisture source does not resolve the problem, and porous materials that have been colonized normally need to be removed rather than wiped.
